The Texas Realtors association (as well as some brokerages) have devised documents to “certify” that a party involved in a transaction doesn’t have the Coronavirus (or are at risk of developing it) to be used when they need to access the property as well as when they go to closing.  With some minor modifications, we have developed our own documents for this purpose and have attached them here.  

• COVID-19 Certification for Property Access.pdf – to be signed when a property is being accessed for any reason like showings, inspections, etc.  Must be signed by the seller(s), potential buyer(s), and anyone else accessing the property for the purpose of the transaction like appraisers, inspectors, contractors, etc.
• COVID-19 Closing Certification.pdf – similar to above but only used when closing on the property

At the moment, these aren’t being mandated as required to use, but highly suggest you begin using them immediately as a precaution as we don’t yet know what type of legal accountability/responsibility will come out of this mess.
